Rehab Program

Types of Rehab loans:

Electrical upgrades, Plumbing, Heating, Windows, Wells, Septic, Insulation, Foundation Repairs, Roof Replacement, Structural, Health and Safety related issues, and Lead based paint hazards.

 
Eligibility and qualifications for funding sources is determined by the NHS Rehab Coordinator.

HOP — Home Ownership Program—rehab loans income limits. These loans are used to address specific rehab issues which pertain to health and safety. Home must be owner occupied.

HPG — Housing Preservation Grant- Home must be owner occupied for a minimum of 1 year and be below 50% County Median Income. income limits

HPG and HOME Funds are loaned at 0% interest which is deferred until sale or no longer primary residence.

AHP — Affordable Housing Program—1 person in the household must be over the age of 62 and below 60% County Median Income. AHP is a 5 year forgiven grant. Forgiven 1/60th of a month over the 5 year period. Mortgage is held by the Federal Home Loan Bank. income limits

HRRP — HOME Rental Rehabilitation Program—rehabilitation of rental properties in return for affordable rents. This is a 5 year forgivable mortgage.

CDBGCity of Richland Center Community Block Grant income limits  - CDBG Housing rehabilitation (owner or renter) may include repairs or replacements for health and safety issues and weatherization. Homeowners must be below 80% of the County Median Income. For Rental properties the tenant must be below 60% County Median Income and the rents must remain at an affordable rates for 10 years. All properties must be with the City limits of Richland Center.

  • Complete an NHS Rehab Application.
  • Provide verification of income.
  • Provide a Copy of paid property tax bill
  • NHS orders Title Work.

All funds borrowed from NHS and the City of Richland Center are secured by a Note and Mortgage.

WHEDA low interest rehab loans are also available for eligible households through local lenders.
