out and return an NHS Home Ownership Program Application and
make an
appointment for one-on-one counseling with NHS

your NHS counseling appointment, talk to a housing counselor about
your path to
homeownership.
Get advice about what you may be able to afford in a home and
eligibility for loan assistance programs

Get
Pre-Approved for a maximum loan amount from the primary lender of
your choice

 |
Contact
the real estate professional of your choice and begin looking at
homes in your
price range
|

Verify
current status of pre-approval from lender and program eligibility
from NHS
|
 |
Make
an Offer to Purchase with your realtor, contingent upon NHS and 1st
Mortgage
financing and the home inspection. Give
copy of accepted Offer to Purchase to NHS
and primary lender.

Order
Inspection and Lead-based Paint Risk Assessment an out-of-pocket
cost to
buyer of approximately $290.00. Inform your
inspector that the report must also be
transferred to an HQS
(Housing Quality standard) form

Give
copy of inspection report and lead-based paint risk assessment to
NHS to
determine if any lead-based paint, health or
safety issues, or code violations need to
be addressed
|

NHS
will review your loan package and it will be presented to the loan
committee for
final approval
|

Lender
will then order an appraisal
|
| |
Set
closing date!
|

Purchase
homeowners insurance from company of your choice.
Set it up to take effect on date of closing. Be
sure NHS is listed as a lien holder
|
 |
Satisfy
NHS that you have (or will at closing) spent at-least $1,000 out of
pocket
($500.00 if below 50% CMI). Applicable
expenses include: home owners insurance premium,
inspection fee, earnest money applied to the
purchase, money brought to closing

Closing, and after reading over everything carefully, sign papers
