Homebuyer Education through NHS of Southwest Wisconsin is one of the best decisions you will make on your path to homeownership.  We look forward to answering your questions and giving you the tools you need to succeed.  We encourage anyone interested in homeownership to take this first step in preparing themselves.  There are no income limits or other restrictions; homebuyer education is open to anyone. road map

Prepare – Plan – Purchase

Create your own roadmap to home ownership with this newly revamped for 2015 class series!

Prepare:

…is a four hour group workshop that concentrates on improving financial health, including developing a spending and savings plan, credit reports and scores, and paying off debt.   While this workshop is designed to help those interested in being successful homeowners, it is open to anyone who is interested in improving their financial health and can be taken independent of Plan and Purchase.     You will learn how to:

  • Discover how to pay off debt, stay out of debt and reduce expenses
  • Learn secrets to credit scoring and making the most of your income
  • Calculate what you can afford
  • Discover programs to help with your purchase

 Plan:

…is an optional opportunity to meet one-on-one with an advisor at NHS to review finances and set personal goals.
NHS will customize your plan and coach you through to your goal so your finances are ready when you are.

Purchase:

…covers topics specific to those who are ready to become homeowners, such as lending, the realtor’s role, inspections and home maintenance in a group format.     You will learn:

  • What occurs at closing and how to make it happen
  • What an inspector will check and how to keep your home in top shapehomeBuyerEducationClass
  • How to shop for the right home and work with a realtor

This series may be taken in part or in whole and over any period of time as workshop are repeated throughout the year.    Workshops are free, however a $75.00 fee will be applied if the loan requires an Educational Certificate.  Educational Certificates are provided from NHS of Southwest Wisconsin directly to your lender upon request.  A homebuyer education certificate will only be issued if both the Prepare and Purchase workshops are attended.
Additional Fees: Down payment funds in the form of forgivable grants which require additional counseling and documentation,  such as Down Payment Plus and AHP, will be assessed a fee of $500.  The lender will be invoiced and the fee will be payable at closing.  The fee will be waived if the grant is not awarded.  eHome participants will be credited for their $99 payment and invoiced for $401.

Online Homebuyer Education:ehome-america-logo

Homebuyer education can be completed online, in English or Spanish.  eHome America is designed to take 6-8 hours and can be completed at your own pace, using a log-in and password to start and stop at your convenience.

NHS of Southwest Wisconsin will be notified when you have completed the online course,  call 608-647-4949 to schedule the one-on-one phone follow-up session.  Upon completion of the phone session, you will be able to print your certificate of completion.
